What the listing does not say

No mention of heating. The photos show radiators of a type usually electric, which on 89 m2 changes the running cost by several hundred a year.
« Bright » appears three times, and every photo is taken toward a window. Both bedroom shots are from the doorway, which usually means the room is small.
No date for the roof or the windows. On a house described as « 1970s, well maintained », that absence is the question.

What to check on site

What actually heats the house, and the last two bills.
Bedroom 3, measured. The plan says 9 m2, the photo suggests less once the door swings.
Where a bike goes. A side passage appears in one photo and is mentioned nowhere in the text.

Questions for the agent, before visiting Heating, roof date, and whether anything sold on this street in the last year. If the answer to the third is « I do not know », that is fine, and still worth asking.

Where it sits 3 348 per m2, above the local median of 3 100. Not disqualifying. The roof answer decides it.

What is often said and cannot be established here That prices are « rising fast ». The transaction data shows a 2 percent move over eighteen months, which is inside the noise for a commune this size.

What no source covers Noise. The airport approach path crosses part of the commune and nothing published tells you which streets. That is a visit at 7h on a weekday, not a document.

The pattern you have not noticed Of the four you rated highest, three were over budget and one was over your commute limit. Of the seven you rejected, five were inside both.

Said plainly: everything that fits your written brief, you disliked. Everything you liked, breaks it.

What that usually means The brief is missing something you have not written down. Looking at the four you liked, they share one thing none of the seven had: a room you enter that is not the kitchen or the living room. An entrance, a hallway, a landing.

What to do with it Add it to the brief and see whether it holds over the next three. It might be wrong. It is the first thing in eleven visits that separates the two groups.

What is on the market against you Seven houses in Rezé between 280 and 320 000 right now. Four have three bedrooms. Two have a garage, which you do not.

What your listing has to answer, because theirs do not Of the seven, none states its heating system and none gives a roof date. Those are the two questions every serious buyer asks on the phone. Answering them in the text does two things : it filters out the calls you do not want, and it signals you have the documents.

What to fix before photographing The third bedroom reads small in a doorway shot. Photograph it from the corner, with the door open and nothing on the floor. That is not staging, it is not lying about 9 m2.

What not to do Do not write « bright » three times. Every one of the seven does, and buyers have learned to read it as « there is a window ».

Honest note Without a garage, against two competitors who have one, the bike question you cared about as a buyer is the one you will be asked as a seller.
